Maintenance: Understand The Moisture In Your Home

How's it getting in? 

During the construction of custom house building, water enters the home in many ways. The most obvious is rain, sleet, or snow. Materials brought into the house can also bring in moisture. After construction is complete, it takes a couple of years for the house to dry out. With the exception of concrete, it can take up to 10 years to completely cure. Daily living in your house creates additional moisture. Washing the dishes, wet towels hanging, fish tanks, and plant are a few examples. 

Why do my windows have condensation? 

This is common to see on the interior and exterior of your windows. It happens more commonly during the transition months due to the extreme temperature changes. 
Window treatments can trap the condensation causing it to form mold. Make sure to open drapes or blinds to circulate the air and help reduce the chances of mold to form. 

What should you do? 

  • Refer to your Warranty Booklet that is given to you at closing. It aids in the issues you may be having. By reading this booklet you can get an understanding of our services and warranty to you, the Homeowner.
  • Make sure you are exchanging the air in your home by running your bath fans or air exchanger. Using a dehumidifier in the basement also helps greatly.
  • If there is moisture behind the poly in the basement walls, let it dry out. Either cut slits in the poly, or remove the poly temporarily. If the insulation is completely wet, it needs to be discarded and replaced.
  • Landscaping around the outside of your home can aid. Be sure to hire it done, or finish the grade to slope away from the house walls.
  • The slopes or your roof may form a funnel, and cause the ground under to erode creating a washout. Installation of gutters will significantly decrease this problem.
  • By purchasing a humidistat at your local hardware store. You can monitor the humidity in your home, it should be between 35-50%
